LDCRE Capital places debt/equity through its partnerships and numerous outside capital relationships.

LDCRE Capital was founded in the wake of the 2008-2009 recession to provide capital and workout solutions to lenders and borrowers. Our principals advised on both the lender side and borrower side for an aggregated $4B+ of commercial real estate loan sales, restructurings, workouts, and placements.

Notes: LDCRE Capital is a conduit lender for Commercial Pace construction “mezzanine” financing. Our capital is subordinate financing, but it does not lien, so technically it is not a mezzanine product. We fund 100% of our loan into escrow at closing. We can go out for up to 30 years, it’s assumable, non-recourse, no acceleration clause, we have a list of over 150 senior lenders that will allow us to sit subordinate. As we are a direct lender on this product LDCRE Capital does not add on a brokerage fee. We fully cooperate and protect capital brokers.

This can be applied to projects that finished construction up to 3-4 years ago or projects in the middle of construction seeking to recapitalize. This can also be used for value-add deals, if there are significant dollars invested into energy efficiency construction (windows, roof, solar, landscaping, solar, etc.).
