LDCRE Investments Versus a “Buy-side Broker”

If you are relying on agents to bring you investment opportunities, you are drastically limiting your investment opportunities. The two most common reasons commercial investment brokers will not invest much if any time searching for acquisition opportunities for their clients.

  1. Most brokerage firms direct their agents to sign listings and represent sellers. Focusing on the sell-side agents have more control over the deal and there is a much higher probability of the agent/brokerage firm earning a commission.
  2. A traditional buy-side broker seeks half of the listing agent’s fee. This causes a number of listing agents to refuse to cooperate with traditional buy-side brokers, thus limiting the number of actual investments any buy-Side broker is able to access and bring to an investor. Sometimes the listing agent will agree to cooperate, but the buy-side agent has to be paid by their client, this increasing the cost of the purchase by the buy-side agent’s fee.

Our Search and Notifications Platform Versus Other Platforms

Unlike every other listing platform LDCRE is 100% free to list and search commercial real estate. Other platforms have some form of a financial barrier built into their platform in one or both of the following designs: cost to list, or cost to search. Some have freemium models, which allow for free, but limited listings, or searches. In these models a free listing will reach much smaller audiences, a free search will only show listings that are months old and have all been heavily shopped. By not putting in any financial barriers into listing or searching commercial real estate our listing inventory has grown in many multiples across 43 countries and 11,500+ markets in only a few years.

Our advanced commercial real estate listing & search platform is free, but only accessible to direct principal investors that register with LDCRE Investments. Investors are able to customize & save multiple advanced searches. Investors may elect to receive notification emails when new listings matching their specifications are added. LDCRE Investments’ proprietary artificial intelligence will include listings that also may be of interest to the investor, based on geographic concentration and investment specifications.

Investors are able to see more listings matching their investment concentration from more brokerage firms in real-time without any financial hurdles limiting the total investment offerings.
